Best Estate Agents in Heaton
Three agents on Chillingham Road and a Heaton Road lettings specialist: who sells and lets homes in Heaton, what each does best, and how to choose an agent whether you are buying, selling or renting.
Heaton's housing is dominated by Victorian and Edwardian terraces and the famous Tyneside flats, with larger semis and inter-war homes towards High Heaton and Benton. That mix brings a busy market of first-time buyers, families trading up, landlords and a steady stream of renters, many of them students and young professionals. Handily, most of the agents who work the area are clustered on one stretch of Chillingham Road, so you can visit several in a single walk. Here is who is where, and what each is best at.
Ron Breen Estate Agents
Ron Breen Estate Agents at 230 Chillingham Road is the long-standing independent on the high street, and the firm says it has been selling and renting property in Heaton for around fifty years. It handles residential sales and offers free valuations, and also deals in commercial property. Its lettings work is unusual: the firm states that it only lets properties it owns, rather than managing homes for other landlords, and it advertises no tenant fees, with deposits protected by the Tenancy Deposit Scheme. The agency shows NAEA Propertymark, National Residential Landlords Association and Property Ombudsman membership on its website.
Address: 230 Chillingham Road, Heaton, NE6 5LP | Phone: 0191 265 9339
Best for: Best for: a long-established local independent, and renting direct from the agency's own portfolio.
Pattinson (Heaton branch)
A few doors along at 224 Chillingham Road, Pattinson is the Heaton branch of the family-run North East agency founded in 1977, which now has more than twenty-five branches across the region. The branch handles sales and lettings, and the wider firm offers property management, auctions, commercial property, financial services, conveyancing and surveys. That breadth suits people who want to sort the sale, the mortgage conversation and the legal work through one contact, though it is always worth comparing in-house services with independent options before you sign up for a package.
Address: 224 Chillingham Road, Heaton, NE6 5LP
Best for: Best for: a big regional buyer database and a one-stop shop including auction sales.
Goodfellows Estate Agents (Heaton office)
Goodfellows is a locally owned family business established in 2015, with its Heaton office at 246 Chillingham Road alongside branches in Ponteland, Newcastle Great Park and West Denton. The Heaton office covers sales and lettings for the area east of the city centre, and the firm's website carries a Propertymark Client Money Protection certificate. As a smaller regional group with several Newcastle offices, it sits between the one-branch independent and the large regional chain.
Address: 246 Chillingham Road, Heaton, NE6 5LQ | Phone: 0191 265 4400
Best for: Best for: a locally owned agency with a reach across Newcastle's suburbs.
Cloud Estates
Over on Heaton Road, Cloud Estates is an independent estate and letting agency that has been working in the area since 2013 (it previously traded as Cloud-Let). Its strength is lettings, including student accommodation, professional house shares and HMOs, alongside residential sales, property management and free valuations. With so many Heaton terraces let to students and sharers, a specialist in that end of the market is useful for both landlords and tenants.
Address: 108-110 Heaton Road, Heaton, NE6 5HL
Best for: Best for: student lets, house shares and HMO landlords.
How to choose
Selling: Invite at least three agents to value your home and ask each how they arrived at the figure, which recent local sales they compared it with, and what their fee includes. A high valuation is not the same as a high sale price, so be wary of picking the agent who simply quotes the most. Check the length of any sole agency agreement and the notice period before you sign.
Letting: Ask whether the agent offers tenant-find only or full management, how they handle repairs and inspections, and whether they hold Client Money Protection. Landlords of shared houses should also check how the agent handles HMO licensing, as larger shared homes in Newcastle need a licence from the city council.
Renting: Since the Tenant Fees Act 2019, letting agents in England cannot charge tenants for viewings, referencing or administration. The main permitted payments are rent, a refundable tenancy deposit (capped at five weeks' rent where annual rent is under £50,000) and a holding deposit of no more than a week's rent. Your deposit must be protected in a government-approved scheme.
Buying: Register with every agent on Chillingham Road and Heaton Road rather than relying on the portals alone, as agents often contact registered buyers before a property goes live online. Tyneside flats have their own quirks, including leasehold or shared freehold arrangements and shared yards, so ask early about tenure and get a solicitor who knows them. Our guide to solicitors in Heaton covers local conveyancing options.
Redress: All estate and letting agents in England must belong to a government-approved redress scheme, such as The Property Ombudsman or the Property Redress Scheme, so you have somewhere independent to turn if a complaint is not resolved.
If you are moving in, our guide to parking in Heaton explains permit zones and on-street parking on the terraces.
