How to Find a Good Tradesperson in Heaton

Hiring a builder, electrician or plumber in Heaton? How to check Gas Safe, NICEIC and TrustMark credentials, compare quotes, handle Tyneside flat consents and party walls, and where to turn if a job goes wrong.

Heaton.live·

Heaton's housing stock keeps tradespeople busy. Victorian terraces need roofs, chimneys and sash windows looking after, Tyneside flats come with shared walls, shared yards and two households under one roof, and plenty of homes are midway through a kitchen, loft or rewire. Most of the trades working in east Newcastle are small firms and sole traders who rely on word of mouth, so knowing what to check matters more than knowing where to search. Here is a practical guide, and our Trades in Heaton hub brings local builders, electricians, plumbers and more together in one place.

Check the right credentials for the job

Some work is regulated by law, and that gives you a clear first filter:

  • Gas work: anyone working on boilers, gas fires, cookers or gas central heating must be on the Gas Safe Register. Ask to see the engineer's Gas Safe ID card, check it on the register, and check the card lists the type of appliance they are working on. Tyneside Heating Services, based at St Peter's Wharf, is a Gas Safe registered plumbing and heating firm.
  • Electrical work: look for a contractor registered with a competent person scheme such as NICEIC or NAPIT. They can self-certify notifiable work under Part P of the Building Regulations, such as a new consumer unit or a new circuit, and you should receive a certificate when the job is done. Robson Electrical on Back Heaton Road is a long-established NICEIC-registered contractor.
  • Building work: building is not a licensed trade, so voluntary schemes are your best signal. TrustMark is the government-endorsed quality scheme for work in and around the home, and the Federation of Master Builders vets its members. Giraffe Building Services, a family-run firm on Chillingham Road, is an FMB member and TrustMark registered.

Whatever the trade, ask to see current public liability insurance.

Use review sites with care

Which? Trusted Traders, Checkatrade and similar directories are a sensible starting point, as members go through checks before they can join. Remember, though, that these are paid-for memberships rather than independent regulators, so a badge is a starting point, not a guarantee. Look for recent, detailed reviews of similar jobs nearby, and treat word of mouth from neighbours on a Heaton community group as just as valuable.

Get three written quotes

Ask for at least three written quotes covering the same scope, so you are comparing like with like. A good tradesperson will come and look at the job before pricing it. A quote far below the others often means something has been left out, and a firm figure is more useful than an estimate, which can change. Be wary of anyone who knocks on your door offering to fix a problem they have just spotted on your roof, or who pushes you to decide on the spot.

Agree a contract and a payment plan

Even for smaller jobs, get the agreement in writing: what will be done, the materials, the price, start and finish dates, who clears the waste and how changes will be agreed and priced. Never pay the full amount up front. A deposit for materials is normal on bigger jobs, with staged payments tied to completed work and the balance at the end once you are happy. Paying by credit card can give extra protection on larger purchases.

Under the Consumer Rights Act 2015, a trader must carry out a service with reasonable care and skill, within a reasonable time if no date was agreed, and for a reasonable price if no price was fixed. If you agree a contract in your own home rather than at the trader's premises, you normally have a 14-day cooling-off period, and the trader should tell you about it in writing.

Tyneside flats, party walls and building control

Heaton's housing raises a few questions that are easy to overlook:

  • Planning: flats, including Tyneside flats, do not have the householder permitted development rights that houses have, so changes such as extensions or new windows that a house could make without permission may need a planning application. If your street is in a conservation area, check with Newcastle City Council before altering windows, doors or roofs.
  • Your neighbour below or above: in a Tyneside flat the other household shares the structure, the yard and often the drains. Talk to them early, and if you own a leasehold or shared freehold flat, check your lease or title for any consent you need.
  • Party walls: work on or near a shared wall, such as a loft conversion cutting into the party wall or digging foundations close to next door, can fall under the Party Wall etc. Act 1996, which means serving notice on your neighbour before work starts.
  • Building Regulations: structural changes, new drainage and some electrical and heating work need approval. Newcastle City Council's building control team handles applications, or your trader may use a registered competent person scheme to self-certify. Keep the completion certificates; your buyer's solicitor will ask for them when you sell.

If something goes wrong

Raise the problem with the trader in writing first, keeping copies of quotes, invoices, photos and messages. If that gets nowhere, the Citizens Advice consumer helpline (0808 223 1133) can explain your rights and passes complaints on to Newcastle City Council's Trading Standards service, which deals with rogue and doorstep traders. If the trader belongs to TrustMark, the FMB or another trade body, use that scheme's complaints process too.
